Long-held homes and appliance care

Many families have been in their homes for years, so they know their appliances' habits well, and that's useful when something changes.

When you call, describe what's different. Maybe the dryer that used to finish in an hour now takes two, or the refrigerator has started cycling more often, or the washer makes a new noise during the spin. Specific changes help a contractor narrow down the cause before the visit.

Many homes have older laundry connections. Check the dryer outlet type (3-prong or 4-prong) before buying a replacement dryer. Turn old water valves gently, since valves that haven't moved in years can leak once disturbed.

Tips for homes in Richmond Heights

Garage appliances

Washers, dryers and second refrigerators in garages deal with Miami heat and humidity. Mention where the appliance is when you call.

Dryer vent runs

In single-family homes the dryer vent often runs through a wall or attic to the outside. Long or crushed ducts slow drying and collect lint.

Older dryer outlets

Older homes may have a 3-prong dryer outlet, while newer electric dryers are usually set up for 4-prong. Note your outlet type when you call.

About the area

Serving Richmond Heights

Richmond Heights is a community. Kendall lies to the north and east, Palmetto Estates to the south and Three Lakes to the west. It was founded after World War II by Captain Frank C. Martin, a Pan American pilot. He bought farmland next to the former Naval Air Station Richmond site and created Richmond Heights as a community for returning African American veterans.

That history is still celebrated locally through the community's historic society and events. Richmond Heights is mainly in ZIP code 33176, with smaller parts in 33157 and 33186. All three are on our coverage list.

Questions

Richmond Heights appliance repair questions

My dryer takes twice as long as it used to. Why?

The most common cause is restricted airflow from a full lint filter, a lint-packed vent duct or a blocked outside flap. Clean the filter and check the duct and flap. If drying is still slow, the dryer may have a heating or sensor problem, so call to be connected with a contractor.

Should I replace old water valves when I get a new washer?

Older valves that haven't been turned in years can drip or fail when disturbed. Ask the contractor or a plumber to check them when the washer is serviced or replaced.
